A site that is well-suited to sand and surf recreation, it is large enough to permit adequate development for the thousands who would use it, but is only 90 miles from downtown Manhattan. Nowhere as close to the city of New York is there as long a stretch of privately owned seacoast so highly favored by a combination of relatively few ownerships, high percentage of area free from expansive developments, and accessibility by roads." - from the "Summary Evaluation".
