Land Economy, language: English, abstract: This article empirically explores the environmental impact of agricultural, residential and commercial land uses in the Bawku municipality. Questionnaires, researcher's observation, individual and group Interviews as well as focus group discussions were the survey instruments used to collect the primary data for the study from 150 respondents comprising farmers, home builders, hunters, shop keepers and stakeholders. The study established that most of the inhabitants questioned - 147 or 98% - are not aware of the necessity of environmental permission for a certain size and quantity of land uses. The study also established that nearly all the inhabitants did not understand the negative environmental impact of their land use activities. The study also attributed the unhealthy environmental practices of the inhabitants to indiscipline on the part of the land users. The study identified that the negative environmental impact of the various land uses included threat to the ecosystem, depletion of the ozone layer, destruction of rare plant, tree and aquatic species and the general extinction of some rare plant and tree species. The resulting social and economic effect of the environmental destruction included threat to human survival, drought, harsh weather and climatic conditions and health related problems. In response to the causes of the unhealthy environmental practices, the study accordingly presents a number of recommendations including creating awareness of the need to acquire an environmental permit before commencing particular land uses and educating the inhabitants on the need to conserve the environment.…

Land Economy, language: English, abstract: Facility management which ideally forms part of management in practice is sidelined in the financial planning and capital budgeting of most public institutions in Ghana. The indications are shown in the derelict cascades of most public institutions. The Study made an empirical investigation into the causes and effects of poor property management on government institutions with a focus on Bawku Senior High School and Bawku Technical Institute in the Upper East Region of Ghana. Relevant Related Literature was reviewed from the works of other researchers to set the framework and boundary for this research piece. The research design that was adopted for this study mainly descriptive because of the nature of the data which was basically qualitative and the survey instruments that were used in the data collection were basically interviews and the researcher's personal observation. The study identified that deferred maintenance and poor maintenance culture are the most severe causes of poor facility management which are a result of use of inappropriate materials Poor designs of buildings, total indiscipline in the use of the facilities and budgetary restrictions. It was identified that the two institutions had no qualified facility managers but relied on maintenance teams selected from among teaching and non-teaching staff; that had no property knowledge. The study also revealed that the two institutions had no funds meant for maintenance and thus relied on funds from the central government in which the procurement process is practically bedeviled with bureaucracy. The study also revealed that the effects of poor facility management hunt the institutions in the forms of financial erosion, poor property outlook, threatens the safety of the inhabitants and expending of heavy sums of funds to right management wrongs. The study finally recommended that facility management should be allocated an attentive portion in the financial and capital budgeting of public institutions. …

Land Economy, language: English, abstract: This paper seeks to make a paradigm shift from conceptual frameworks to empirical studies to investigate the motivations for and effects of haphazard property development in the Bawku municipality.The study adopted a case study research design and made use of both qualitative and quantitative data from a field survey and literature review. The primary data was obtained from 120 property owners, the assemblyman of the area and the planning authorities of the Bawku municipality. The study relied on both primary and secondary data. The primary data was obtained through questionnaires, group interviews and focus group discussion and the secondary data was obtained from the literature review.The motivation for the haphazard property development was categorized into property owners' perspective and stakeholders' perspective. From the property owners' perspective, a number of motivations were identified including ignorance of planning and building regulations 90 (75.00%), nature of the property 80 (66.67%) and corruption 68 (56.67%). From the stakeholders' perspective, a number of motivations were identified and ranked including indiscipline of the property owners (1st), population growth and unregulated urbanization (2nd) and logistic and capacity gap (3rd).The paper also identifies a number of effects of the haphazard property development including a threat to future development, destruction of the natural environment and biodiversity and poor planning outlook.The paper therefore recommends that the concerted effort of both the planning authorities and stakeholders is needed to create awareness of the need to obtain building or planning permits before commencing property development and that punitive sanctions should be meted out to offenders identified, including demolition of such development at the earliest stage of development, conviction, imprisonment or convictions with a fine.…
