From the Key: "Towns and Villages shaded thus: [marks shown] are those of which Insurance Plans have been made. Those marked with a square being Places of…5000 population and over and those shown with a circle being smaller Places. . The first number indicates the population, the second is number of sheets in Insurance Plan."An English railway engineer, Charles Goad went to Canada in 1868, where he did not pursue engineering, but became a representative for the Sanborn Company which published fire insurance plans. From 1875 Goad began to compile and publish his own large-scale plans of Canadian towns from a base in Montreal, and soon became the largest private mapmaker in Canada. By 1885 Charles Goad had returned to Britain and established a branch in London. Goad?s highly detailed plans included information on property holdings, building construction, use and contents, and, like Sanborn?s, functioned as Fire Insurance Plans. Once leased to an insurance company the map volumes were regularly updated by a team of workers who over-pasted sections with new information onto the existing maps, some of them building up to many layers. Goad?s business rapidly expanded to cover the cities and industrial areas of Britain, Denmark, France, Egypt, Turkey, Venezuela, Bermuda, Mexico and South Africa. After his death the company was run by his three sons. At the same time they purchased the exclusive rights from the Chas. E. Goad company to revise and reprint their maps. The Goad Company continued to operate until 1930 and in 1931 the Underwriters? Survey Bureau Limited acquired all the assets of the Chas. E. Goad Company. They continued to produce various fire insurance plans for cities and towns in Ontario, Quebec, and the Martimes. Fire insurance plans provide detailed information about buildings and neighbourhoods. They can be used to determine when a building was built or demolished, details of building materials, position of building on lot, lot and address numbers, and lot sizes and shapes. They can show how a neighbourhood has changed over the yearsThe Underwriters' Survey Bureau published individual volumes from the 1920s to the 1940s, and a 1952-73 multi-volume set, covering most of Toronto but concentrating on commercial and industrial districts. The earliest plans cover only the former City of Toronto, while later ones branch out into suburban areas. (qc). A highly detailed map for 1890 Montreal with streets, street car tracks, sub-divisions, buildings, institutions, Lachine Canal. Note also shows projected Harbour enlargements and flood protection works. ~ The last recorded auction record was in 1977. We had this once in the 1970's and this is the same copy. No other online records or listings located. WorldCAt locates 6 copies; 5 in Canada, 4 of those in Montreal.

Once leased to an insurance company the map volumes were regularly updated by a team of workers who over-pasted sections with new information onto the existing maps, some of them building up to many layers. Goad?s business rapidly expanded to cover the cities and industrial areas of Britain, Denmark, France, Egypt, Turkey, Venezuela, Bermuda, Mexico and South Africa. After his death the company was run by his three sons.
