Vellum sheet measuring 330 x 230 mm., with manuscript notations to both faces (including a site-sketch with measurements). Early Sydney lease signed by Governor Philip Gidley King for an allotment in the centre of Sydney Town, with a sketch of the site executed and signed by colonial surveyor George William Evans. Simeon Lord, emancipee (and to become a prominent mercantile figure in the Colony), was apparently keen to acquire this allotment for he paid the considerable sum of £325 for the remainder of the lease in 1807. The location of the lease, in the immediate vicinity of the Dry Store on Spring Row (later Castlereagh Street) was ideal for a merchant. Earlier he had constructed his private residence in close proximity to the Dry Store, allowing officers of merchant vessels docked in the harbour to stay in his house while remaining close to valuable cargo and merchandise held in the Dry Store. King was a pivotal figure in the early history of Australian settlement. His skill as a naval officer attracted the respect of Captain Arthur Phillip, who selected him as second lieutenant of the First Fleet convict transport Sirius. Prior to assuming the position of Governor in 1800, King served in Sydney and Norfolk Island and was widely respected for his skilled leadership through the difficult early years of settlement. Governor King awarded the seven year lease to Thomas Randall in May 1804 for a ground rent of 10 shillings per year. The subsequent early history of the site is recorded in two manuscript notes detailing further sale contracts to the reverse of this lease. It was first sold on to Edward Wells, who then on-sold the lease to Sydney merchant Simeon Lord, the prominent colonial entrepreneur who rose from humble beginnings (Lord was transported to New South Wales in 1791). He began his trading career selling rum outside the monopoly controlled by the officers of the New South Wales Corps, and later invested in land, shipping and manufacturing throughout the colony. This lease is noteworthy for the inclusion of the site sketch by George Evans, the colony's surveyor from 1803 but also a notable early colonial artist and inland explorer. The grant is fully signed 'Philip Gidley King' and the sketch is likewise signed 'G.W. Evans, acting surveyor'. Examples of Gidley King's signature are uncommon on the market, and this grant is not listed in the standard reference Land Grants 1788-1809 edited by R.J. Ryan. . A nice piece of London ephemera, the subject being Rotten Row, which runs along the south side of Hyde Park. 2pp, 4to. On wove paper with watermark J WILMOT / 1823 . Forty-one lines of text. Having been torn in two vertically (presumably by the irate recipient) the item has been repaired in an unusual way: with the two pieces sewn back together from top to bottom. Otherwise in fair condition, lightly aged and creased, with slight loss to one edge from breaking of seal or wafer. Folded for postage. No information is forthcoming about the author of the letter, but from the contents he is clearly not a Tory. The matter is one about which he clearly feels strongly, and the tone is verging on the obsessive. He begins: Sir / May I without offence be allowed to ask you a Question - for whom is the Expence for the repair of that matchless Ride from Hyde P[ark]. C[orner]. to Kensington being incurred? It cannot be for the Gentlemen who usually ride in the Park for they are now allowed to ride on both sides of the Road on the Grass - most carefully avoiding this Repaired Ride - Now after the handsome Grant that has been made to His Majesty [for] the Repair of his Castle and Parks, certainly some one ought [to] look after the People s Parks and a few hundred should be expended in beautifying and improving them. At this Moment the footpath parallel to this Ride is covered with Weeds and Grass the Bank of the Serpentine trodden in by Cows, and is in a most filthy state . He complains that the public money spent on the parks is mostly to pay the Rangers, their deputies, &c. not for the Improvement of the Place which by a little attention might challenge any Public Row in Europe . He continues with reference to: Keeping the Horsemen to theh Horseroad and Ld. Sydney , and complains of the Many Right Honbles. [.] committing this trespass for the next 2 Months, for Trespass it certainly is, these Patricians have no more right to trample the Grass for 2 mo. than for the public in general have for the other 10 - Lord Northumberland is the person the Public understand to whom they are most indebted for this unkindness but it certainly neither shews taste nor feeling in his Lordship that because his horse may have a soft place for his feet the Dear little Children with their attendants are to be expelled from this favorite Spot during the most pleasant time in the Year . After the two months his Lordship and his Companions will retire, leaving the place like a Sandy Desert the Verdure all destroyed : they are permitted to deface the People s Park and they go to their ow where a Sheep is scarcely permitted to crop their pleasure grounds . He suggests the erection of a rail running on both sides of the Road from H. P. C. to Kensington so as to exclude the Horsemen from trampling the grass . He concludes: I live in the Vicinity and I can safely say that the footpaths have not been cleaned or in any way attended to for years .

Frampton expresses his regret that 'His Majesty's gracious command to attend the Private View fo the Pictures at Buckingham Palace has only just reached him on his return home', and that he 'feels the keenest disappointment that he was unable to be present'.

Signed at the end of the document by three of the six Lords Commissioners of the Treasury: 'B Paget | G C H Somerset | E A McNaghten'. Embossed tax stamp in left-hand margin of first page, together with remains of red wafer. Twenty-seven line document, written in a secretarial hand, and addressed 'To the Husband for taking up all Goods consigned from Barbadoes and the Leward Islands on Account of the Duties of 4 1/2 per Cent'. Order in another hand at foot of second page: 'Andrew Dickie Esqr. £54 . 10 . 0 Pensions to the late Servants of the Royal Dukes'. (Dickie was a confidential clerk and later partner in the banking firm of Messrs Coutts and Co., which handled the king's Privy Purse accounts.) The warrant states that the money is 'To enable him to pay one quarter allowance ended 5th July 1825 to the late Servants of our Dearly Beloved Brother Wm. Henry Duke of Clarence, Our late Dearly Beloved Brother Edward Duke of Kent and our Dearly Beloved Brothers Ernest Duke of Cumberland Frederick Augustus Duke of Sussex and Frederick Adolphus Duke of Cambridge'. From the distinguished autograph collection of the psychiatrist Richard Alfred Hunter (1923-1981), whose collection of 7000 works relating to psychiatry is now in Cambridge University Library. Hunter and his mother Ida Macalpine had a particular interest in the illness of King George III, and their book 'George III and the Mad Business' (1969) suggested the diagnosis of porphyria popularised by Alan Bennett in his play 'The Madness of George III'.
