C'est maintenant la rue Ballu, c'était alors la rue de Boulogne, une de ces rues tranquilles, sans boutiques, bordée en grande partie d'hôtels particuliers et où passent peu de voitures. En 1880, les jardins étaient un peu moins morcelés qu'aujourd'hui, il y avait peut-être quelques beaux arbres de plus, mais l'aspect d'ensemble n'a pas dû changer beaucoup.
L'immeuble qui porte le n° 23 n'a pas été modifié extérieurement depuis le jour où Zola vint l'habiter en 1877.
Trois étages sur la rue; une entrée composée d'un double porche fait de deux grands arcs plein cintre supportés et séparés par une colonne haute d'un étage. Ce porche de circulation et d'entrée permet aux voitures d'accéder aux pavillons qui sont en retrait dans le jardin.
